Cleaning Scores
Two different cleaning inspections happen regularly across the Brockley PFI: EPA and Cleaning Inspections. We’re now sharing the latest cleaning scores for all areas across the estate and you can find the latest score for your area via this link.
EPA Inspections
EPA (Environmental Protection Agency) inspections are carried out monthly on all external, internal and grassed common parts on HRA (housing revenue account) land and within the PFI area.
Pinnacle’s performance is measured on the percentage of total inspections completed, achieving EPA’s highest standard: A. The scores measure the presence of litter and ‘detritus’ in communal spaces, as well as the length and condition of the grass.
The scoring system aligns with the DEFRA Code of Practice on Litter & Refuse assigning scores of A-D. Any score below A is a failure, and corrective actions are taken to restore the area. Frequent and regular inspections ensure a clean and well-maintained environment across the estate.
Cleaning Inspections
Visual inspections, conducted regularly by the Estate Services Contract Manager, Compliance Manager, and representatives from Regenter B3 and London Borough of Lewisham play a crucial role in maintaining the quality and safety of the estate.
These inspections, while not resulting in formal scores, document any necessary cleaning which is then communicated to the cleaners responsible with a timeframe for completion. Compliance is paramount, as failure to address identified issues within the timeframe leads to Key Performance Indicator failures. The scope of these inspections is comprehensive, encompassing all external, internal, and grassed common parts situated on HRA land and within Public Finance Initiative (PFI) areas, ensuring a thorough assessment of the entire estate.
